31m^2 bedroom, 28m^2 living room, spacious kitchen & large bathroom (separate toilet), wardrobes & storage space in the hallway - Excellent access to subway, bus, and train (Wien Mitte), a number of grocery stores across the street and all around our neighborhood.

From your room, you can watch the birds in the trees of the park across the street and enjoy the sunset in the evenings. It's very quiet, with no buildings facing the room (park and dead-end street mean no traffic noise or pollution). Everyone has plenty of space to themselves; the flat is spacious.

The room is unfurnished, but there's a separate wardrobe and storage space available in the hallway. The room is approximately 31m^2. The apartment is 160m^2 and located on the 3rd floor - a typical Viennese old building with high ceilings and large double doors. We completely renovated the apartment at the beginning of 2017. The walls in the room got repainted professionally this year in February. The flat features a bathroom with shower and bathtub, separate toilet, entrance area, a 28m^2 large living room with a big dining table, sofa set, and library, as well as a large, fully equipped kitchen.

Rent is all included (including utilities for electricity & gas, internet & insurance, etc.). The room is best suitable for someone looking to move in long-term. Move-in possible for Mai 1st.

THIS IS US & WHO WE'RE LOOKING FOR

Regular chats, lunches, dinners, walks and other joint activities (usually in the evenings after work) contribute a lot to our sense of well-being in the flatshare. We talk about everyday life, experiences we like to share. This is how we have a pretty good idea of what our schedules look like respectively, can be supportive of one another and plan for both joint activities and alone-time. Moreover this provides an environment for us in which it's easy to speak up on & discuss concerns/worries that might come about. We furnished the living room last summer, and by now, it has become the central gathering spot (besides the bar in the kitchen). This way, the bedrooms provide privacy and tranquility - the opportunity to be undisturbed. 

We're looking for a flatmate who is also willing to bring proactive ideas for shared activities in the flatshare. Our schedules vary, so when not everyone is available or at home, we often organize activities like cooking together or game nights for two or three people. I'm excited about having delicious dishes from all over the world in the kitchen. For convenience, I've subscribed to a local and seasonal fruit and veggie box we can help ourselves to. 

We all have our jobs (engineering, trading, instrument craftsmanship). Whether you are a student or working professional - when we come together at home we like this to be a space we can chill, feel comfortable in and also have friends over. On that note tidyness in the common areas is a must, additionally we clean through the flat once a week, with each one of us having a set of household chores to take care of. After a period of settling in to the flat, cleaning duties should become an integral part of your weekly routine too. A person who's having troubles organising themselves, have a tendency towards being messy and/or unreliable is something non of us can compensate for and therefore would not be a good fit for the household.

The 3rd district is a centrally located, family-friendly district, with nearby green spaces (Stadtpark/Prater). In Landstrasse, Löwengasse, and towards Radetzkyplatz, there are many local shops and cafes. It's a nice walk (15-20min) to Schwedenplatz, along the Danube Canal. It's bustling there, especially in the summer; people gather there in the evenings. At Wien Mitte, the Mall (5 minutes walk), you'll find a.o. Thalia, Müller and Media Markt. At Interspar, you can shop on Sundays. Next to it, there are three small food stalls offering pizza and oriental cuisine, as well as a sausage stand where you can go 24/7.
